There are moments when I sit on my balcony with my morning coffee, look around the neighborhood, and realize something...

The Dominican Republic isn't the same country I moved to five years ago.

Yes we know, the beaches are still beautiful.

The weather is still incredible.

The people are still some of the warmest you'll meet.

But that's not what catches my attention anymore.

What I notice now are the little signs that something bigger is happening.

A new restaurant opens.

More apartment towers starts going up.

Coffee shops are always packed in the mornings with people working on laptops.

Wish your car insurance was pricier? Didn’t think so.

Find out if another carrier could offer you a better rate. Compare your offers all in one place and get your best rate on LendingTree. Just answer a few questions and get your quotes in a matter of minutes.

Roads are being improved.

Businesses are expanding.

Neighborhoods I used to drive through without thinking twice suddenly have a different energy.

It doesn't feel like a country that's standing still.

It feels like a country that's finding its stride.

And that's why I honestly believe the Dominican Republic has its best years ahead.

Not because I'm trying to convince anyone.

But because I've been fortunate enough to watch it happen.

Growth Isn't Just About Buildings

When people hear the word "growth," they usually picture construction cranes and new skyscrapers.

That’s part of it.

But now I realize real growth is much deeper than that.

It's when a country starts becoming more sophisticated.

Over the last few years, I've watched Santo Domingo evolve in ways I never expected.

More local own coffee shops and cafes.

More coworking spaces (this one blew my mind).

Restaurants that could compete with any major city (I say this all the time).

Specialty food markets.

Modern fitness centers.

Local businesses raising the standard every year.

None of those things happen overnight.

They're signs that people are investing in the future because they believe there's one worth investing in.

Santo Domingo Isn't Just a Stopover Anymore

When I first started coming to the Dominican Republic, it seemed like many visitors treated Santo Domingo as the place they landed before heading somewhere else.

Now I meet people who tell me they specifically chose Santo Domingo.

They like the walkable neighborhoods.

The café culture.

The restaurants.

The business opportunities.

The growing international community.

The fact that the city feels alive.

That's a major shift.

Cities become stronger when people choose to build a life there, not just pass through.

Tourism Is Changing

Over $70B in Unclaimed Funds in the U.S.

There is over $70B in unclaimed property across the U.S., held by state agencies.

Search your name and state to check if you may be listed in these records.

One thing I've noticed is that the conversations have changed.

Years ago, people mostly asked me about resorts.

Now they ask about neighborhoods.

Schools.

Healthcare.

Internet.

Property ownership.

Business opportunities.

They're not just planning vacations anymore.

They're imagining what life here could actually look like.

That tells me the Dominican Republic is becoming more than a destination.

It's becoming a lifestyle.

Young Dominicans Give Me Hope

One of the biggest reasons I'm optimistic has nothing to do with buildings. Although I love to see the high rises. Something about them make me feel alive (Weird, I know).

It's the people.

Over the years I've met young entrepreneurs, developers, content creators, restaurant owners, real estate professionals, and business owners who genuinely believe in the future of this country.

They're ambitious.

Creative.

Globally connected.

They're not waiting for opportunity.

They're creating it.

That energy is contagious.

Every successful country has people who believe tomorrow can be better than today.

I see that here all the time.

Investment Is Everywhere

Working alongside Milta has given me a front-row seat to something most people never see.

Every month it seems like another project is breaking ground.

Entire neighborhoods are changing.

Amenities are improving.

Infrastructure keeps expanding.

Some people only notice the finished buildings.

I notice the confidence behind them.

Developers don't invest millions because they're hoping things work out.

They invest because they believe the future is bright.

The Lifestyle Is Becoming the Attraction

The beaches bring you here. But the lifestyle is what keeps people here.

Morning coffee on your balcony (How I start every morning).

Being able to enjoy the weather almost every day.

Walking to dinner.

Conversations that feel genuine.

Feeling like life isn't always in fast-forward.

I've realized that many people aren't moving here to escape their old lives.

They're moving here to build a better one.

That's a very different mindset.

Technology Is Quietly Changing Everything

This is something most people overlook.

Reliable internet.

Remote work.

Digital banking.

Food delivery.

Little Known RMD Strategy Allowed by the IRS

For investors with $1M+ in retirement accounts, the tax code allows specific strategies that can reduce your tax exposure once RMDs begin—but only if used before then.

The window is open for anyone within ten years of 73. A fiduciary advisor can review which may apply, at no cost.

Ride-sharing.

Online businesses.

Technology has made it possible for people to live where they actually want to live instead of where they have to live.

That benefits places like the Dominican Republic.

The world changed.

The Dominican Republic was ready for it.

It Still Feels Like the Beginning

Maybe this is the biggest reason I'm optimistic.

The Dominican Republic doesn't feel finished.

It feels like it's still writing its next chapter.

Every month I discover a new neighborhood.

A new business.

A new development.

A new reason to be excited.

That tells me there's still plenty of room to grow.

My Final Thoughts

I don't have a crystal ball.

I can't predict the future.

But after living here for five years...

Watching neighborhoods evolve.

Watching so many businesses open.

Watching people from around the world choose to build their lives here...

It's hard not to be optimistic.

When people ask me why I still get excited talking about the Dominican Republic, the answer is simple.

I don't feel like I'm watching a country that's already reached its peak.

I feel like I'm watching one that's just getting started.

And that's a pretty exciting place to be.

Until next time...
